1. The gross construction area of the building or unit and the area in excess of the footprint area (A) are determined by the following expression:

#

A = (Aa + Ab) x Caj + Ac + Ad

A = (Aa + Ab) x Caj + Ac + Ad

#

where:

em que:

#

Aa represents the gross private area;

Aa representa a área bruta privativa;

#

Ab represents the gross ancillary areas;

Ab representa as áreas brutas dependentes;

#

Caj represents the area adjustment coefficient;

Caj representa o coeficiente de ajustamento de áreas;

#

Ac represents the area of open land up to the limit of twice the footprint area;

Ac representa a área de terreno livre até ao limite de duas vezes a área de implantação;

#

Ad represents the area of open land exceeding the limit of twice the footprint area.

#

2. The gross private area (Aa) is the total surface area measured along the outer perimeter and the centre lines of the walls or other separating elements of the building or unit, including enclosed private balconies and private basements and attics used in the same way as the building or unit, to which the coefficient 1 applies.

#

3. The gross ancillary areas (Ab) are covered and enclosed areas for exclusive use, even if they are common parts and even if situated outside the building or unit, whose uses are ancillary to the use for which the building or unit is intended; for this purpose, ancillary premises are garages, parking spaces, storerooms, animal housing, accessible attics or basements and balconies, provided they are not included in the gross private area, and other private premises with a function different from the foregoing, to which the coefficient 0.30 applies.

4. The open land area of the building or unit, or its proportional share, is the difference between the total land area and the footprint area of the construction or constructions, and includes gardens, parks, sports grounds, swimming pools, yards and other outdoor areas; the coefficient 0.025 applies to it up to the limit of twice the footprint area (Ac), and the coefficient 0.005 to the area exceeding the limit of twice the footprint area (Ad).

What we checked in this article

The formula A = (Aa + Ab) x Caj + Ac + Ad and its variables, and the coefficients 1, 0.30, 0.025 and 0.005 with the twice-the-footprint limit, are retained.
